Large multi-unit buildings, and sizing for a whole building

South Shore has apartment buildings at a scale that changes the arithmetic. Courtyard blocks, large six-flats and bigger masonry buildings, many of them with a dozen or more units under one roof.

That means the jobs here are frequently whole-building rather than single-unit, and whole-building work is not just a bigger version of a unit turnover. It is a sequence: several units stripped in turn, common areas, the basement, sometimes the roof, over weeks rather than days.

Sized as a single number it looks enormous and nobody can plan it. Sized as a run — a 20 yard swapped on a schedule you can set against the trades — it becomes manageable. Tell us the building and the programme at the start and we will plan the containers around it rather than reacting to each call.

Occupied, rehabbing and vacant on the same block

The thing that makes South Shore different from a straightforwardly dense neighbourhood is the mix of building conditions. A single block can hold a fully occupied courtyard building, one mid-rehab, and one that has been vacant for years, and the three need different handling.

Occupied buildings mean residents, which means the alley and the entries have to keep working throughout, and the hours matter. A container placement here is a negotiation with the building before it is one with us.

Rehabs are the straightforward case: a programme, a contractor, a sequence of containers.

Long-vacant buildings are the one to describe carefully. Water has usually got in, which makes everything heavier — soaked plaster, swollen flooring, wet insulation. Anything of scrap value has generally been stripped already. We size these for weight without exception, and a 20 yard with planned swaps beats a 30 that cannot be lifted once it is loaded.

If a vacant property is not secured, shorter placements work better than leaving a container standing, because an unattended container collects material that is not yours.

Greystone detail worth saving, and the lakefront weather

Two local notes that affect real jobs here.

Salvage. South Shore's greystones and courtyard buildings carry a great deal of limestone, terracotta detail, original millwork and period hardware. On a building that is being rehabbed rather than demolished, most of that should not be in a mixed container at all — limestone belongs in a clean load where it counts by weight towards the city's recycling requirement, and architectural material has a salvage market. Once it is in the box it is gone.

The lake. Being this close to the water means winter arrives harder and stays longer here than a few miles inland. Alleys are ploughed after main and side streets, and an alley that has had lake-effect snow and then frozen is a difficult place to work a truck. On a long winter programme in a large building, plan the swaps with more margin than you would elsewhere.

The flip side is that frozen ground carries weight well, and on the properties here that have their own rear parking area, winter placement on private ground is genuinely easier than spring. Worth knowing if you are scheduling a programme across a season.

Placement

Where the container goes in South Shore

In South Shore it is usually the alley behind the building. Alley placement is public way, so the dumpster permit is ours to hold under the city code rather than yours to chase. What we need from you is the cross streets, so we can check the width, the surface and what is overhead before the truck is committed. More on permits and placement →

South Shore · common questions

What people in South Shore ask us

How do you size a whole-building job?

Not as a single number. It is a run — a 20 yard swapped on a schedule you can set against the trades. Tell us the building and the programme at the start and we will plan the containers around it.

The building is occupied while we work.

Then the alley and the entries have to keep working throughout and the hours matter. That makes the placement a negotiation with the building before it is one with us.

The building has been vacant a long time.

We size for weight without exception. Water has usually got in, which makes plaster, flooring and insulation far heavier, and anything of scrap value has generally gone already. A 20 with planned swaps beats a 30 that cannot be lifted.

What should not go in the container?

The limestone, terracotta detail, original millwork and period hardware, on any building being rehabbed rather than demolished. Limestone belongs in a clean load where it counts by weight; architectural material has a salvage market.
