Dumpster Rental in Pilsen

Two-flats and storefront buildings packed tight, with a working commercial spine along 18th Street and a lot of mixed residential-over-retail.

Residential over retail, which changes the access

Pilsen's defining building type for our purposes is the mixed one: a storefront at ground level with one or two flats above it, repeated along 18th Street and the commercial side streets. It is a different job from a straight two-flat and the difference is all about access.

In a mixed building the ground floor is somebody's business, and that business needs its frontage, its deliveries and its customers for the whole time you are working. So the container goes in the alley behind rather than anywhere near the front, the material comes down the rear stair, and the timing has to work around the trading day rather than around yours.

Where the shop and the flats have different owners, there is a third party in the conversation before anything is scheduled. That is worth settling early rather than discovering on the morning the truck arrives.

Fit-outs on the commercial spine

A steady share of our Pilsen work is commercial rather than residential — restaurant and retail fit-outs along 18th and the cross streets, where a space turns over and the next tenant strips it back.

Those jobs have a predictable shape. Out comes the previous tenant's kitchen or counter run, the dropped ceiling, the flooring laid over whatever was underneath, the partition walls, and the signage. It is bulky and mixed rather than heavy, so a 20 yard sized by volume is usually right — which is one of the few places in this city where the instinctive answer is also the correct one.

The constraint is the rear lane and the hours. A container in a shared service lane behind a row of businesses affects every one of them, and a placement that runs Monday to Wednesday is far easier for the block than one that sits for ten days. We would rather plan a short, tight placement with a swap than leave a container parked in a working lane.

And the buildings are old enough that the usual caution applies with force: several generations of flooring stacked up, tile and mastic underneath, pipe wrap in the basements. Test before you open a floor.

Tight blocks, murals and things not to put a container against

Pilsen is densely built and the alleys are ordinary city width in most places, which makes placement workable. What takes a little more care here than elsewhere is what the container ends up next to.

This neighbourhood has a serious concentration of exterior murals, a good number of them on alley-facing and side walls, and they matter to the people who live here. We will not set a container against one, and if the obvious spot on your block is in front of a painted wall we will find another. It is worth mentioning when you book rather than leaving the driver to work it out.

The practical constraints are the usual city ones. Roughly sixty feet of straight run for the truck, about twenty-three feet of vertical clearance under the alley lines, and a surface that will take a loaded container. Garages opening onto both sides narrow the working width, as they do everywhere.

Where a block has no workable alley, street placement is the fallback and the permit is ours. On the commercial streets expect a conversation about loading zones and the trading day before we commit to a time.

Placement

Where the container goes in Pilsen

In Pilsen it is usually the alley behind the building. Alley placement is public way, so the dumpster permit is ours to hold under the city code rather than yours to chase. What we need from you is the cross streets, so we can check the width, the surface and what is overhead before the truck is committed. More on permits and placement →

Pilsen · common questions

What people in Pilsen ask us

There is a shop downstairs. How does that work?

The container goes in the alley behind, material comes down the rear stair, and the timing works around the trading day. If the shop and the flats have different owners, that is a third party to settle with before anything is scheduled.

What size for a restaurant or retail fit-out?

A 20 yard sized by volume. Out comes the previous tenant's counter run, the dropped ceiling, the flooring over flooring, the partitions and the signage — bulky and mixed rather than heavy, which is unusual for this city.

There is a mural on the wall where the container would go.

Then it goes elsewhere. We will not set a container against a mural, and it is worth mentioning at booking rather than leaving the driver to work it out.

How long can the container sit in the service lane?

As short as you can manage. A container in a shared lane behind a row of businesses affects every one of them, so a Monday-to-Wednesday placement with a swap works far better for the block than ten days.
