Austin is one of the largest community areas in the city and it has greystone and brick two-flat housing in real quantity. A great deal of it is being worked on at any given time — rehabs for owner-occupation, rehabs for rental, buildings brought back from long vacancy, and board-up and stabilisation work on buildings that are not ready for that yet.
That spread means the jobs here range wider than in most neighbourhoods. The same week can take in a careful owner's kitchen gut, a full investor rehab of a vacant three-flat, and clearing a building that has been standing open and needs everything removed before anything else can happen.
Those are different container conversations, and the one that gets under-described is the third. A long-vacant building is not an empty building, and we will ask about it specifically.
Clearing a building that has stood open
A building that has been vacant and unsecured for a while contains a particular mix, and almost none of it is what the floor plan suggests.
There is water damage, because the roof or the windows have let weather in, which makes everything heavier — soaked plaster, swollen flooring, sodden insulation. There is debris left by other people. There is frequently fire damage in part of the building. The plumbing and anything else of scrap value has usually been stripped already, which means pipe stubs and opened walls rather than intact systems.
All of that is heavy and awkward, and it is why we size these for weight rather than volume every time. A 20 yard reaches its limit faster on a water-damaged clearance than on a dry one, and the honest answer is usually a 20 with swaps planned from day one rather than a 30 that cannot be lifted once it is loaded.
Two things to settle before anyone starts. Asbestos: a pre-1980 building that has been open to weather may have disturbed material in it already, and that needs establishing rather than assuming. And whether the work is permitted — if the rehab has a building permit, the city's recycling requirement applies and the documentation runs with the permit. What that involves →
Wide blocks, workable alleys and one honest caveat
Practically, Austin is a reasonable neighbourhood to deliver into. The street grid is regular, the blocks are wide, and the alleys are mostly standard city width and in fair condition. A 20 yard sits along one side without closing the alley, and a 30 is possible on more blocks here than in the dense north-side neighbourhoods.
Plenty of buildings have a rear pad, a parking area or a side lot, and where they do that is private ground and no permit arises at all. On a long rehab that is worth looking for, because it takes the permit period out of the equation entirely.
The honest caveat is about security rather than access. A container standing on a vacant property for a fortnight will attract material that is not yours, and on a clean fill load that is a genuine problem — one bag of household rubbish re-classifies the whole thing. If the site is not secured and not occupied, shorter placements with planned swaps work better than leaving a box out, and it is worth saying so up front rather than dealing with it at collection.
Where the container goes in Austin
In Austin it is usually the alley behind the building. Alley placement is public way, so the dumpster permit is ours to hold under the city code rather than yours to chase. What we need from you is the cross streets, so we can check the width, the surface and what is overhead before the truck is committed. More on permits and placement →

I am clearing a building that has been vacant for years.
Say so explicitly, because it is nothing like an empty building. Water damage makes everything heavier, there is usually debris left by others, and the plumbing has generally been stripped. We size these for weight and plan swaps from day one.
Can I get a 30 yard?
On more blocks here than in the dense north-side neighbourhoods — the grid is regular, blocks are wide and the alleys are mostly standard width and in fair condition.
The property has a rear pad. Does that help?
A lot. That is private ground, so no permit arises at all, and on a long rehab it takes the permit period out of the job entirely. Worth looking for.
The site is not secured. Any issue leaving a container?
Yes, honestly. A container standing on an unoccupied property collects material that is not yours, and on a clean fill load one bag of rubbish re-classifies the whole thing. Shorter placements with planned swaps work better.
