Dumpster Rental in Avondale

Frame cottages and two-flats on tight lots, a lot of them raised over a new basement at some point, which is exactly the job that fills a container.

Frame cottages that have been lifted

Avondale's characteristic building is a frame cottage, and its characteristic history is that somebody raised it. At some point — usually decades ago — the building was jacked up and a new masonry basement or ground floor built underneath, turning a small single-storey cottage into something with two usable levels.

It is a very Chicago thing to have done and it produces a very particular building to work on. The original frame structure sits on top, with its original plaster and its original framing. Underneath is newer masonry with whatever finishes were put in at the time. Where the two meet is where the surprises live, and opening it up gets you material from two completely different eras in the same wall.

It also means the floor plan tells you less than usual about the volume. The lower level is frequently a full dwelling now, and clearing or gutting it is a job in its own right rather than a basement clearance.

Tight lots, so the alley does the work

Avondale lots are narrow and the buildings sit close together. There is no driveway in the bungalow sense on most properties and the gangway between buildings is a passage, not a place to put anything.

So the container goes in the alley, which is a public way placement and therefore our permit to hold rather than yours to obtain. The alleys here are generally standard city width and workable, which makes a 15 or 20 yard straightforward on most blocks.

What varies is how busy the alley already is. This is a neighbourhood with a lot of work going on, and on some blocks there is already a container, a contractor's truck or a skip back there. Alley capacity is finite and two containers on a narrow stretch will close it. Cross streets, as always, let us check rather than assume.

Garages open onto these alleys on both sides in most places, which narrows the usable width and means a neighbour conversation about access during the placement. Better had before the delivery than during it.

Industrial edges and the river corridor

Avondale runs up against the river and against several stretches of former and current industrial land, and property on those edges behaves differently from the residential interior.

Buildings there are often older, often converted from a previous use, and sometimes have had uses nobody documented. That is worth taking seriously before a demolition. A pre-1980 building of industrial or mixed origin is a building where you establish what is in the fabric before you disturb it rather than after — asbestos in pipe and boiler insulation, in floor tile and mastic, in cement-board and in old roofing products, and potentially in materials that would not be there in a plain residential building.

None of that can go in a container, and it is excluded from the city's recycling calculation as well, so it does not count for you either way. Licensed abatement is the route.

The upside of the industrial edges is access: wider streets, loading areas, and properties with their own hard standing where a container can sit on private ground. On a long rehab that is worth looking for, because it takes the permit period out of the job entirely.

Placement

Where the container goes in Avondale

In Avondale it is usually the alley behind the building. Alley placement is public way, so the dumpster permit is ours to hold under the city code rather than yours to chase. What we need from you is the cross streets, so we can check the width, the surface and what is overhead before the truck is committed. More on permits and placement →

Avondale · common questions

What people in Avondale ask us

My cottage was raised onto a new basement years ago.

That is the classic Avondale building and it is two eras in one structure. Original frame and plaster above, newer masonry below, and the surprises live where they meet. The lower level is frequently a full dwelling now rather than a basement.

Where does the container go? There is no driveway.

The alley. Lots here are narrow and the gangway is a passage, not a placement. Alley placement is a public way placement, so the permit is ours to hold.

There is already a container in my alley.

Then capacity may be the issue rather than width — two containers on a narrow stretch will close it. Give us the cross streets and we will check what is back there before committing to a day.

My building is on the industrial edge near the river.

Worth establishing what is in the fabric before you disturb it. Older converted buildings can hold asbestos in places a plain residential building would not. The upside is access — those properties often have their own hard standing, which means no permit.
